How we collect, use, and protect your personal data — and your rights under the GDPR.

Who we are (data controller)
Hudson Valley Home Info ("HVHI", "we") operates HudsonValleyHomeInfo.com as an independent local real-estate information platform. For questions about your data or to exercise your rights, contact us at privacy@hudsonvalleyhomeinfo.com or via the contact form.
What we collect
- Information you give us on forms: email, name, phone (optional), town/county/budget preferences, and your message.
- Consent records: which permissions you granted (contact, marketing, sponsor-sharing, cookies), with a timestamp and policy version.
- Analytics (only if you consent): pages viewed, source, and UTM parameters, with your IP address anonymized.
- Technical data needed to operate and secure the site (e.g. a hashed IP for rate-limiting abusive requests).
Why, and our legal basis (GDPR Art. 6)
- To respond to your enquiry / provide what you asked for — performance of a contract or steps at your request, and our legitimate interest in responding.
- To send the Town Fit Brief or marketing — only with your consent; you can withdraw any time (one-click unsubscribe).
- To introduce you to a licensed real-estate partner — only with your separate sponsor-sharing consent.
- Analytics cookies — only with your consent via the cookie banner.
- To secure the site and prevent abuse — our legitimate interest.
Who we share it with
We do not sell your personal data. We share it only with service providers acting on our instructions (processors) — our hosting/database provider (Supabase), and, if you consented, Google Analytics. If you gave sponsor-sharing consent, we may introduce you to a licensed real-estate partner; that partner becomes a separate controller for what you then share with them.
International transfers
Some providers may process data outside your country, including the United States. Where required, such transfers rely on appropriate safeguards (e.g. the EU Standard Contractual Clauses).
How long we keep it
We keep lead and enquiry data for as long as needed to handle your request and our legitimate business interest, and consent records for as long as we rely on that consent plus a reasonable period for our records. Analytics data follows Google's retention settings. You can ask us to delete your data sooner (see your rights).
Your rights (GDPR Art. 15–22)
If you are in the EU/EEA or UK you have the right to access, rectify, erase ("right to be forgotten"), restrict or object to processing, and data portability — and to withdraw consent at any time without affecting prior processing.
